How to Waterproof a Balcony: FM S60 Assembly Guide

## FM S60 Balcony Waterproofing Assembly: Summary

This guide walks through the complete installation sequence for the FM S60 balcony waterproofing system, covering every critical step from initial substrate preparation through final warranty submittal. The process begins with ensuring the concrete deck is fully cured, dry, and clean before SP1 primer is applied to establish proper membrane adhesion. From there, the S60 sheet membrane is installed shingle-style from low point to high, with careful attention to seam laps, staggered end joints, and thorough flashing at all transitions, penetrations, wall terminations, and door thresholds, since these detail areas are identified as the most common sources of balcony leaks.

Two mandatory hold points are built into the sequence and cannot be skipped. First, the S60 membrane requires a minimum 24-hour cure at 70 degrees F before any load, water, or subsequent layer is applied. Second, a 24-hour flood test must be completed and passed before the DM2 drainage mat is installed. The flood test is explicitly required for FM warranty submittal and represents the last opportunity to identify and correct any leak before the assembly is closed in. Scupper sequencing is also addressed as a distinct step, requiring scuppers to be set and fastened prior to membrane installation so drainage is fully integrated with the waterproofing layer.

Once the membrane is verified and flood-tested, the DM2 drainage mat is installed dimpled-side down, followed by protection board with tight, full-coverage joints to shield the assembly from the weight and abrasion of the finish topping. The guide concludes with a closeout step requiring collection of all inspection logs, flood test results, and product documentation before the FM 10-Year Warranty package can be submitted. FM provides spec sheets, installation drawings, flood test logs, and warranty forms to support complete project documentation throughout the process.
