If you've been looking at homes in Port Orchard lately, you may have noticed that things feel a little different than they did a couple of years ago.
It's not that the market has suddenly turned into a buyer's market, and it's definitely not that sellers can't get a good price anymore. It's just not as frantic.
And honestly, I think that's a good thing.
The numbers are in the graphic above, but numbers don't always tell you what it's actually like to be out there looking at houses. So here's how I would look at the Port Orchard market right now.
For buyers, there's a little more time to breathe.
You can walk through a house, go home, think about it, look at a few others, and decide whether you really like it. You can look past the pretty kitchen and think about the roof, the yard, the neighborhood, the commute, and whether you can see yourself there for the next several years.
That's a nice change.
But I wouldn't take that to mean you should wait around for prices to fall. We still have homes that get attention when they're priced well and presented well. If something checks all the boxes and is priced fairly, other buyers are probably noticing it too.
So for me, it's less about trying to "beat" the market and more about finding the right house.
For sellers, I think the biggest thing to remember is that buyers have choices.
If someone is looking at five or six similar homes, they're going to notice when one is priced too high. They're also going to notice when a home feels cared for, the photos look good, and the price makes sense for what they're getting.
That's why the work you do before listing can matter so much.
It doesn't mean you need to completely remodel your house or spend a fortune getting it ready. Sometimes it's just taking care of the things you've gotten used to living with, cleaning things up, and making the house feel good when someone walks through the door.
And then, of course, getting the price right.
So, is Port Orchard still a good place to buy?
I think so.
There's a reason people continue to look here. You have the water, the outdoors, access to other parts of Kitsap, and a variety of homes and neighborhoods depending on what you're looking for.
But whether right now is the right time for you is a much more personal question.
If you're financially ready, know what you want, and find the right house, you don't necessarily need to wait for the market to give you some kind of perfect signal.
And if you're not ready yet, that's okay too.
Real estate isn't one-size-fits-all. What makes sense for your neighbor might not make sense for you.
That's really the biggest thing I'd take away from the Port Orchard market right now. Don't get too caught up in whether the market is "good" or "bad." Look at the house, the numbers, your own situation, and what you're hoping to do next.

Sometimes you just need someone local to look at the situation with you and say, "Okay, here's what I'd be thinking about."
