Your Puerto Escondido Surfbreak Welcome Guide
Start here. Surfbreak PXM is a four-story villa set between La Punta and Zicatela, built around a central courtyard and pool, with a rooftop for ocean views and sunsets. There are 27 private furnished rooms, each named after a surf break or beach on Oaxaca's coast. Every stay includes dedicated coworking, fiber internet plus Starlink with solar and generator backup, wired ethernet, purified water, A/C, professional cleaning, fresh linens and toiletries, utilities, shared kitchens, conference rooms, surfboards, and member events and local perks.
Surfbreak is a membership-based community, so you apply rather than simply book. The process is free: submit an application, have a quick call with the team if invited, then pick a room, sign your agreement and pay a refundable security deposit. Acceptance stays valid for six months, and move-in dates are flexible.
How pricing works at the villa. Stays of 7 to 29 nights use flexible nightly pricing, one month is the standard rate, two to three months get 10% off, and four months or longer get 20% off. Rates vary by room.
See which rooms are open for your dates. Choose from Twin, Full, Queen and King rooms, with stays from 7 nights up to a year. Heads-up for remote workers: every room has a desk except room 319.
The shared values every member agrees to: inclusion and zero tolerance for harassment or discrimination, keeping common spaces clean, respectful noise levels, taking calls in your private room, showing up for the community, and leaving things better than you found them. Concerns can go to the Community Manager or info@surfbreakcoliving.com.
Answers to the most common questions about applying, timing your stay, who lives at Surfbreak, and how coliving here differs from a hostel. Expect a work-friendly house with private rooms and shared spaces, plus optional dinners, beach days and outings organized by members.
Get a feel for villa life before you land: rooftop sunsets, pool nights, house dinners, surf sessions and events across Puerto Escondido and Honolulu.
The main first-class bus line into Puerto Escondido. Since the new Oaxaca–Puerto Escondido highway opened, the coach from Oaxaca City takes roughly three hours, and ADO also runs longer routes from Mexico City and elsewhere. Buses arrive at the ADO terminal in town, a short taxi ride from the villa. Prefer to fly? Puerto Escondido's airport (PXM) is just outside town, with official taxis at arrivals.
Check before you grab a Surfbreak board. Zicatela, known as the Mexican Pipeline, is a powerful beach break that gets heavy and is best left to experienced surfers when it's big. Newer surfers usually head to La Punta or Carrizalillo instead. Watch the swell size, swim near others, and when in doubt, don't go out.
See the full layout of the villa across all four floors, from the pool and shared spaces to private rooms and ocean-facing areas, so you can pick the room that fits your stay.
