Peters Canyon sits on the eastern edge of North Tustin, and the trailhead off Canyon View Avenue is the one Lemon Heights and Cowan Heights buyers actually use. If a canyon view is part of why you are buying, walk the loop first. The hillside trails close after heavy rain, and that tells you something useful about drainage on the streets above.

North Tustin is unincorporated, so fire service comes from OCFA rather than a city department. That matters twice when you buy on the hillside: response patterns differ from the flats, and your insurer will ask which hazard zone the parcel sits in.
