Living in North Tustin - Neighborhoods Guide
The Lost Bean offers a variety of organic coffee options and promotes a sustainable coffee culture. This page is dedicated to the Tustin location, showcasing their offerings and commitment to quality.
Peters Canyon sits on the eastern edge of North Tustin, and the trailhead off Canyon View Avenue is the one Lemon Heights and Cowan Heights buyers actually use. If a canyon view is part of why you are buying, walk the loop first. The hillside trails close after heavy rain, and that tells you something useful about drainage on the streets above.
North Tustin is unincorporated, so fire service comes from OCFA rather than a city department. That matters twice when you buy on the hillside: response patterns differ from the flats, and your insurer will ask which hazard zone the parcel sits in. Get the zone before you remove contingencies, not after.
Because North Tustin is not the City of Tustin, policing comes from the Orange County Sheriff and not Tustin PD. Buyers are regularly surprised by this. It is the same reason these streets have no city council to petition, and why service questions go to the county supervisor's office instead.
For Lemon Heights, Cowan Heights, Panorama Heights and Red Hill, the County of Orange is effectively city hall. Permits, code questions and road maintenance route here rather than to Tustin. If you are planning an addition this is the first call, and it is why timelines here run differently from a comparable house inside city limits.
