Properties shown in red are VE zones, while properties in blue are AE zones. Please note, if your property lies within 2 or more flood zones, the more restrictive applies. VE is more restrictive than AE, and a higher number is more restrictive than a lower number.  Note:  FEMA has advised the Town of Fort Myers Beach that the Coastal Risk MAP project has been completed with the effective date of November 17, 2022. The FIS report and new flood insurance rate map (FIRM) for the Town of Fort Myers Beach will become effective on November 17, 2022.  The new flood map includes a Coastal A Zone and a new area referred to as the Limit of Moderate Wave Action (LiMWA). If you live or own property in the Coastal A area of the new flood map, your plans to build/renovate or your National Flood Insurance (NFIP) policy premiums may be affected by these flood map changes. The Town recommends that you consult with a design professional (Florida-licensed engineer or architect) and a general contractor to help you determine design criteria for your structure if you are constructing a new building or renovating.  Once you have their design and estimates, you’ll be able to make a more informed decision about what will work best for your circumstances.
