MONTHLY MARKET SNAPSHOT Real Estate Market Snapshot Archives August 2026 Overview Market Update Homebuyers Gain More Choices as Sales and Prices Ease September 3, 2026 Interactive County Charts Visualize year-over-year real estate statistics for specific counties, such as active listings, new listings, pending sales, closed sales, and months of inventory. Active Listings The total number of properties listed for sale increased 22.0% year over year, with 24,675 active listings on the market at the end of August 2026, compared to 20,219 at the end of August 2025. Buyers had access to more than 4,400 additional homes compared to a year ago, continuing a trend of expanding inventory across the Northwest MLS service area. Twenty-five of the 27 counties in the NWMLS service area experienced year-over-year inventory growth. The five counties with the largest increases were Wahkiakum (+55.2%), Snohomish (+39.3%), Okanogan (+38.4%), Thurston (+33.2%), and Walla Walla (+32.9%). Use the drop-down menu in the chart below to view the available inventory counts in each county: New Listings NWMLS brokers added 9,546 new listings to the database in August 2026. That represented a year-over-year increase of 9.3% compared to August 2025, when 8,730 listings were added to the NWMLS database. Sellers brought more than 800 additional homes to market than they did a year ago, giving buyers more options across the Northwest MLS service area. Use the drop-down menu in the chart below to view the number of new listings added in each county : Pending Sales There were 7,121 residential and condominium units under contract in August 2026 , a 6.5% decrease compared to August 2025 , when 7,613 listings were under contract. Use the drop-down menu in the chart below to view the pending sales in each county : Closed Sales Closed sales decreased 7.6% year over year, with 5,861 residential and condominium transactions completed in August 2026 , compared to 6,341 in August 2025 . Of the 5,861 closed sales in August 2026 , 5,181 were residential home sales and 680 were condominium sales. Use the drop-down menu in the chart below to view the number of closed sales in each county : Months of Inventory At the August 2026 pace of sales, it would take approximately 4.21 months to sell every home currently listed in the NWMLS service area. The counties with the lowest months of inventory were Kitsap ( 2.75 ), Pierce ( 3.33 ), Thurston ( 3.58 ), Snohomish ( 3.64 ), and Clallam ( 3.81 ), indicating tighter market conditions in those areas. Use the drop-down menu in the chart below to view the months of inventory in each county : Median Sales Price The median sales price for residential homes and condominiums sold in August 2026 was $635,000, a 2.3% decrease compared to August 2025 ( $650,000 ). The counties with the highest median sales prices were San Juan ( $914,500 ), King ( $845,000 ), and Snohomish ( $724,500 ), while the lowest median prices were recorded in Ferry ( $202,500 ), Adams ( $278,000 ), and Columbia ( $315,000 ). San Juan County had the highest median sales price in the NWMLS service area at $914,500, more than 4.5 times higher than Ferry County’s median price of $202,500, highlighting the significant variation in housing prices across Washington.
