# Gig Harbor, WA Market Update

Well, July kept things interesting around here. More listings popped up across the board, buyers didn't slow down one bit, and depending on which city you're watching, prices did some pretty different things. If you're weighing a move, thinking about listing, or just nosy about what's going on with home values lately (no judgment, I check too), here's the rundown.

And then there's Gig Harbor, which honestly just had a phenomenal month. Sales more than doubled, up 144% to 171 homes sold. Prices climbed nearly 13% to $949,000. And somehow homes are selling faster too, down to just 10 days, a 37.5% drop from last month.

More sales, higher prices, faster turnaround. That almost never happens all at once, and it says a lot about how much people still want to be in Gig Harbor.

**So what does this mean if you're buying?**

You've got more to choose from than you have in a while. Rates are still something to keep an eye on, sure, but more inventory usually means a little less competition per house and maybe some actual room to negotiate. If you've been waiting for things to loosen up a bit, this summer might be it.

**And if you're selling?**

Don't panic about the rising inventory numbers, homes are still going under contract in one to two weeks in most of these markets. That part hasn't changed. What still matters most is pricing it right from day one and making sure it's presented well. Do both of those, and buyers are still showing up.

**Bottom line**

July looked healthy overall, more homes, steady buyer interest, and real strength in a handful of communities. But every city really is telling its own story right now, which is exactly why it helps to talk to someone who knows the local blocks, not just the countywide averages.

If you're curious what your home is worth, or just want to talk through what buying or selling might look like for you right now, I'd love to help. No pressure, just a conversation.
