What a Complete Spec Controls 
A watertight balcony spec does four things: 
1. Names the system: SP1 primer + S60 sheet membrane + DM2 drainage mat + TTP details 
2. Controls sequencing: primer cure before membrane, membrane cure before flood test, flood test
before drainage mat 
3. Assigns transitions: wall terminations, scupper flanges, railing embeds, threshold conditions all
covered by the waterproofing applicator 
4. Requires documentation: flood test log, product submittals, warranty application on closeout

A spec that names a system but omits critical details (flood test, railing embed method, transition
responsibility) creates a gap that the GC fills during bidding. That gap is typically filled the cheapest way
possible. If the assembly leaks, the gap in the spec becomes the dispute. A complete FM spec eliminates
the gap.
