summary: "A 600-unit multi-family building project accelerated its timeline by six weeks using a gypsum-first installation approach that exposed drywall to natural airflow before the exterior was fully closed. The strategy, combined with unified waterproofing management across 600+ balconies and strong supplier partnership, demonstrates how unconventional sequencing and collaboration can compound efficiency gains across multiple trades."

# A Faster Path to Drywall: How Gypsum-First Changed Our Timeline

![JPI Recovered Six Weeks](https://formulatedmaterials.com/wp-content/uploads/2026/07/Sagemont7-edited.avif)

Moisture control on a major multi-family project isn't just a detail—it's the foundation of everything that follows. When we took on this 600-unit building in a challenging climate, we knew the traditional sequence of drywall installation would create delays we couldn't afford. That's when we partnered with Cemplex to try something different: getting the gypsum in place before the exterior was fully closed.

The logic was straightforward but unconventional. By installing gypsum in an open building, we'd expose it to natural airflow that accelerates drying far beyond what a sealed envelope allows. This meant our drywall and flooring crews could move faster—the substrate was already set, their path was clear, and their work became simpler from day one.

It sounds like a small shift, but on a project of this scale, it compounds. Fewer scheduling conflicts. Faster trades following. Less rework. The coordination alone saves weeks.

## Waterproofing Over 600 Balconies Under One Warranty

While the interior gypsum work proceeded, Cemplex tackled the exterior challenge: waterproofing more than 600 balconies using Elevation's integrated system. They applied the same crew and supplier relationship to the exterior as we had inside, treating the deck, slope, drain pans, and railing penetrations as a single warranted assembly rather than separate elements.

This consistency matters. When one company manages the full waterproofing picture, accountability is clear and quality is unified.

## Why Partnership Beats Specification Alone

We specify Elevation and Formulated's product line because they perform reliably and install efficiently. But what sets them apart goes beyond the product sheet. Formulated's team showed up on site—not to inspect our work, but to ensure we were executing theirs correctly from start to finish. That presence made the difference.

Solving for every variable on this project demanded real collaboration. We worked through installation sequences with Cemplex and Formulated to find the most practical approach. This job is one of the most tightly controlled builds we've managed, and it required the full bench: research, technical support, field observation, and ongoing partnership. Every department played a role.

That's what turns a specification into a relationship.
