That took me through tenant rep at C&amp;W, into helping startups, and now here. Thank you to Charlie Ford , Jason Grohowski , Cristian Raygoza and Gavin Landi for betting on me, and to Daniel Irwin and Rich Simmerman, who I get to build the LA founder community alongside. The job is simple enough: connect good people in Los Angeles with the right funds, the right talent, and the right rooms. Part of the deal. Talked to a guy today who avoids cleaning his Class A midrise because inspecting the swing stage rigs runs the cost up. I asked what the long game was. At some point the facade gets cleaned and the building gets maintained, or it doesn't. He said he's got more pressing issues, management has no time for vendors, he's heading out of town, he'll circle back. Here's what got me. Our approach solved every problem he raised and came in under his current vendor. That still wasn't worth 15 minutes. A brush-off from the guy in the seat isn't a no from the building. The person who actually eats the cost of a deteriorating exterior is the owner. It's not untrue. But it's not the whole story. Excited to see what happens with 88 Spear-this feels like a real test case for where office is actually heading. What’s happening here isn’t just a repositioned building, it’s more of an “office resort.” Amenity-heavy, hospitality-driven, and way more aligned with how people want to work now. A place where work and play can coexist-where you can step away to reset, grab a drink, connect with clients and colleagues in a great environment- but still have real space to lock in and get focused work done. This blend between traditional office and luxury hospitality feels like something that’s been missing post-COVID. The RTO friction is real-more pronounced in LA than SF-and this feels like a middle ground that has some legs. Operators get a differentiated product, but more importantly, it aligns with what tenants and employees are actually looking for. Not surprised this is happening in San Francisco first. The bigger question is whether we start to see real capital flow into repositioning well-located, obsolete Class B office into experiences like this. It won’t happen overnight. Replacement costs are real, and in many cases would be cheaper to go ground-up than fully convert older product. Feels like this will be more selective-targeting the right buildings with the right bones, paired with strong operations and programming. Would be awesome to see Los Angeles lean into this kind of thinking too. Curious how others are viewing this shift.
