CLHMS™ Designees are required to maintain their Institute Membership, which includes over $7,000 in membership tools and benefits. The annual renewal fee for Institute Membership is $295. What transactions do I need to earn the designation? You need three luxury residential transactions that have closed within the last 24 months prior to submitting your application. You can use the threshold lookup tool above to see if your transactions qualify. What types of properties qualify? Properties must be closed transactions and single-family residential, which includes singular townhomes and condo units. What types of properties do not qualify? The following properties do not qualify towards your CLHMS™ application requirements: Multi-family properties Unimproved land/lots Multiple lots Commercial properties Does it matter if I am the seller’s or buyer’s agent? You can be the seller’s agent, the buyer’s agent, or a co-agent! If you worked both sides of the transaction, it only counts as one transaction on your application.
