# Living on the First Coast: A Feature Guide to Jacksonville and Northeast Florida

## The short answer

The First Coast is Northeast Florida: Jacksonville and Duval County, plus St. Johns, Clay, Nassau and Baker counties. The region is shaped by the St. Johns River, the Intracoastal Waterway and the Atlantic beaches, and it's tied together by I-95, I-295 and I-10. Each area offers a different mix of water, history, open space and access to jobs, hospitals and the airport.

People ask me all the time which part of town is right. My honest answer is that I can't tell you that, and neither can anyone else. What I can do is tell you what's there. This guide is organized that way.

## What shapes the region?

**Water.** The St. Johns River flows north through the middle of the region and meets the Atlantic at Mayport. The Intracoastal Waterway runs behind the barrier islands, and marshes and tidal creeks reach deep inland. Many homes here are defined by their relationship to water, from oceanfront to riverfront to well inland.

**Climate.** The climate is humid and subtropical, with hot, wet summers and mild winters. Atlantic hurricane season runs June 1 through November 30.

**Taxes.** Florida has no state personal income tax. Property taxes vary by county and city, and homeowners can apply for the homestead exemption on their primary residence.

## How do people get around?

- **I-95** runs north to Georgia and south toward St. Augustine and the rest of Florida's east coast.
- **I-295** loops around Jacksonville.
- **I-10** starts in Jacksonville and heads west toward Tallahassee.
- **The First Coast Expressway (SR 23)** connects Clay County with the west side of Jacksonville.
- **Jacksonville International Airport (JAX)** sits north of downtown.
- **The St. Johns River Ferry** crosses between Mayport Village and Fort George Island.
- **JTA** runs bus service and other transit options in Jacksonville.

Bridges are part of daily life here. If you'll commute, drive the route at the hours you'd actually travel before you decide.

## Duval County and Jacksonville

Jacksonville consolidated with Duval County in 1968 and is one of the largest cities by land area in the continental U.S.

- **Downtown** sits on both banks of the St. Johns, with riverwalks, performance venues and NFL football.
- **Historic districts** such as Riverside-Avondale, San Marco and Springfield feature older homes, mature trees and walkable commercial streets.
- **The beaches** of Atlantic Beach, Neptune Beach and Jacksonville Beach are separate cities with their own governments.
- **Military installations** include Naval Air Station Jacksonville and Naval Station Mayport.
- **Higher education** includes the University of North Florida, Jacksonville University, Edward Waters University and Florida State College at Jacksonville.
- **Culture** includes the Cummer Museum of Art & Gardens, MOCA Jacksonville, the Florida Theatre and the Jacksonville Zoo and Gardens.

## St. Johns County

- **St. Augustine**, founded in 1565, has a historic downtown, the Castillo de San Marcos and Flagler College.
- **Ponte Vedra Beach** and other communities line the Atlantic coast.
- **The western edge** of the county runs along the St. Johns River.
- **The Guana Tolomato Matanzas National Estuarine Research Reserve** protects beaches, dunes and marsh between Ponte Vedra and St. Augustine.

## Clay County

- **Orange Park and Fleming Island** sit along the west bank of the St. Johns River.
- **Green Cove Springs** is the county seat, with a riverfront park and a historic spring.
- **Keystone Heights** in the southwest has a lakes region.
- **Camp Blanding** is a Florida National Guard training site.

## Nassau County

- **Fernandina Beach** on Amelia Island has a historic downtown and a working waterfront.
- **Fort Clinch State Park** sits at the island's north end.
- **Yulee and Callahan** are on the mainland, with access to I-95 and US 1.
- **Naval Submarine Base Kings Bay** is just across the state line in Georgia.

## Baker County

- **Macclenny** is the county seat, along I-10 west of Jacksonville.
- **Osceola National Forest** offers trails, camping and Ocean Pond.

## Parks and outdoor places across the region

- Timucuan Ecological and Historic Preserve, including Fort Caroline National Memorial and Kingsley Plantation
- Little Talbot Island and Big Talbot Island state parks
- Huguenot Memorial Park near Mayport
- Fort Clinch State Park on Amelia Island
- The St. Johns River and Intracoastal Waterway for boating, kayaking and fishing

## Healthcare

Major hospital systems in the region include Mayo Clinic in Jacksonville, Baptist Health, UF Health Jacksonville, Ascension St. Vincent's, HCA Florida hospitals and Flagler Health+ in St. Augustine. If being near a particular hospital or specialist matters to you, map the drive from any home you're considering.

## Schools

Each county runs its own public school district: Duval County Public Schools, the St. Johns County School District, Clay County District Schools, the Nassau County School District and the Baker County School District. The region also has charter, private and religious schools.

School assignments are set by address and can change. Before you buy, confirm the assigned schools for that specific address with the district's school locator, and visit any school you're considering.

## How to use this guide

Make a list of what you want near you. The water. A shorter commute. A hospital. A park. The airport. Historic architecture. Then we'll look at where those things are and which homes put you close to them.
